On May 1st, 2024, as a marketing intern at Bukit Vista, I had the pleasure of sharing insights from our recent Round Table Talk held at our Yogyakarta Base. Hosted by Bukit Vista’s dedicated team members—Furqon, Ghani, and Ali—the event featured discussions on the integration of advanced technologies like artificial intelligence and eye-tracking into property management. Esteemed guests, Dr. Eng. Ir. Sunu Wibirama, S.T., M.Eng., IPM. and Syukron Abu Ishaq Alfarozi, S.T., Ph.D., contributed their expert knowledge, particularly on enhancing user experience through technological innovations, demonstrating Bukit Vista’s commitment to staying at the forefront of industry advancements.

Exploring Artificial Intelligence in Property Management

The Round Table Talk at Bukit Vista delved into the crucial role of artificial intelligence in property management, spotlighting its capacity to significantly enhance operational efficiency and guest satisfaction. The conversation, initiated by Furqon, gained depth with Pak Syukron’s insights into his research on Large Language Models, including terms like RAG which are pivotal in AI development. Further enriching the discussion, Pak Sunu expressed his interest in the specific applications of AI, such as customizing GPT-4 to better suit industry needs, underscoring the practical implementations of artificial intelligence that could transform property management processes.

Innovations in AI and Guest Interaction: The GAIA Project

One of the evening’s focal points at the Round Table Talk was the detailed presentation of the GAIA project by Bukit Vista’s team members, Ahmad Ali Masykur and Gunung Ghania. GAIA, an AI-driven communication platform, demonstrates the seamless integration of artificial intelligence into daily operations of property management. The platform is adept at streamlining guest communications by automating and personalizing interactions ranging from booking confirmations to addressing guest inquiries. 

This system not only boosts operational efficiency but also maintains a consistent standard of service excellence. The team illustrated GAIA’s workflow, showing how messages from the Airbnb inbox are processed through a channel manager (beds24 API), then scraped and moved into Slack, where they are handled by GPT before being checked by a human supervisor or sent automatically to the guest.

Further enhancing the discussion, Syukron Abu Ishaq Alfarozi emphasized the significance of prompt engineering in refining AI capabilities within GAIA. By designing more intelligent and context-aware prompts, AI can enhance its comprehension and response to complex guest queries—a critical element in property management. Syukron suggested that AI could be programmed to ask follow-up questions when it does not retrieve all necessary information, which adds a layer of sophistication to the interaction. This approach not only improves the accuracy of AI responses but also enriches the user experience by ensuring that guest communications are handled with an understanding of context and detail.

The Role of Eye Tracking Technology in Enhancing User Experience Research and Development

During the deep discussions that stretched into the evening, Pak Sunu shared his keen interest in user experience and his extensive background in this field. He recounted his pioneering research on the impact of television advertising while working as an industry practitioner at MNC Media, where he was among the first to explore this area. Among the innovative tools he utilized was eye-tracking technology, which he adeptly applied to gauge viewer engagement and the effectiveness of ads on television. 

This system provides critical data on how users interact with digital interfaces, offering insights into where users concentrate their focus. Developers can harness this information to refine and enhance property management interfaces, making them more intuitive and user-friendly.

Dr. Sunu Wibirama, leveraging over a decade of expertise in eye-tracking technology, has been instrumental in advancing the field through his rigorous analytics services. His work primarily involves collecting data from user interactions with digital interfaces to improve website usability and the effectiveness of digital media and advertisements. By employing sophisticated eye-tracking methods, Dr. Sunu assists companies in identifying how long and where viewers focus their attention on a screen, using tools like gaze plots and heat maps to visualize the areas that attract the most views. 

This analysis allows businesses to strategically place crucial information in high-visibility areas, enhancing ad design and user interface layout. Additionally, Dr. Sunu’s quantitative and statistical analysis of eye tracking data not only pinpoints customer engagement areas but also optimizes marketing strategies to boost brand recall and interaction. 

His commitment extends beyond research; Dr. Sunu actively shares his knowledge through workshops and international forums, promoting the application of eye tracking in marketing and UX design. With over 50 published scientific articles and holding national intellectual property rights for eye-tracking software, Dr. Sunu’s contributions significantly empower businesses to achieve their marketing objectives and improve consumer experiences.
