Jing, our CEO and co-founder, addressed the current market turbulence impacting Bali’s real estate sector. Jing explained that the market has seen a significant shift with long-term rentals struggling to find tenants, especially post-Covid, as the influx of tenants from Russia and digital nomads has drastically decreased. This reduction, estimated at an 80% drop from peak periods, is compounded by the entry of new properties by developers, adding a considerable number of villas and apartments to the market. This increased supply is creating heightened competition and leading to price fluctuations.

In response, Marsheilla expressed a shared interest in the market turbulence as explained by Jing, particularly focusing on the implications for her business. She discussed her experiences with similar issues, highlighting both the challenges and her curiosity about the ongoing market conditions.

Our revenue management team, skilled in making informed decisions, and our operations team, committed to maintaining five-star guest reviews, play pivotal roles in this strategy. We proactively manage market dynamics by offering strategic discounts on less popular dates while optimizing returns on high-demand dates to balance out any potential losses.

Similarly, Komang, overseeing the construction of a guesthouse, faced challenges with finishing touches being below the expected standard, leading to a scramble to rectify issues post-construction. Erica (Asisstant Sales Manager of Bukit Vista) said it can lead to increased costs and operational headaches, necessitating frequent maintenance and potentially tarnishing the property’s reputation among guests. 

Erica noted that issues with contractor reliability not only escalated maintenance costs but also diminished the return on investment for her properties. In this matter, Erica mentioned that Bukit Vista have community expert in construction who have demonstrated trustworthiness and accountability.
